BRIEF OVERVIEW

The design approach was to maintain the historic character of the elevation to Mill Road, by re-using the existing bricks and detailing, and introduce a more contemporary terrace to front Montreal Road. The flats are set around a communal garden and the houses are semi-detached, accessed by an archway on Montreal Road. The first-floor flats are duplex units which utilise the loft space as open plan living accommodation.

The site was positioned on a busy road junction with limited areas for storage of material All construction traffic was carefully per-planned with call ahead procedures for just-in-time deliveries, to avoid bottlenecks. Our construction team worked closely with the Architect and Local Authority Building Control Surveyor to agree an overarching fire strategy for the development assisting with post tender value engineering opportunities. The works also required careful monitoring in compliance with Party Wall Agreements as demolitions, underpinning and repairs affected adjoining owners’ properties.

High quality workmanship was fundamental to the success of the project combining both traditional and contemporary construction methods and materials.
